Our Proven Process

 

Darling Contracting and Development has a proven formula that helps ensure that your new home build is a success.

We often hear from clients who are in one of two stages of building their dream home.

Assuming you have a building lot we encourage you to do some preliminary leg work to talk to your municipality to confirm that you are in fact able to build on your lot. Most building departments in the Peterborough region are happy to do a consultation with first time home builders in their municipality. 

At this stage you will want to engage with an architect who can discuss your dream home layout and design and will ultimately develop your drawings. If you already have an architect you’re working with, our team will work with them. In the event you don’t yet have an architect, we can provide you with a list of architects that we recommend based on our experience.

Now that you have your drawings…

Our first step is to have a copy sent over to our office for review. After we have reviewed them we will set up a consultation with you so we can meet and review your drawings together.

At our first meeting we will sit down and go over your plans and our Home Owner's Guide. This will have all the information you need to know about the process, the warranty, the financial outlay draws and other important aspects regarding your new home. Our Home Owner’s Guide has areas that are customized for your home and will help you go through the entire build and put in your selections for finishes.

If you decide you want Darling Contracting to build your home we schedule a contract signing. At this point a 10% deposit is required and we will review your selections, timeline, warranty, planned site meetings and care and maintenance section of your Home Owner’s Guide. At this meeting you receive your customized Home Owners Guide and you will keep and use it throughout the building and warranty period. During this signing meeting we will also outline and get you registered with Tarion in your own online builder portal with all the necessary information.

Paying For Your New Home Construction

The draws for a home build vary depending on how you are financing your build. Some lenders have strict draw dates and we have to use their draw schedule for the construction. While other financial institutions provide a line of credit, in which case we will work out a draw schedule that seems fair to you and works to meet their goals. It is a personalized approach.

A Typical Payment Schedule Looks Like This:

Draw 1: After material is delivered and required permits are issued

Draw 2: Completion of 50% of work (which has been agreed upon in advance)

Draw 3: Completion of project - Final draw less 10%

Draw 4: After the required permits are closed the final 10% is due

Permits, Materials, Inspections and Insurance

Darling Contracting and Development takes care of obtaining all permits on your behalf. As well, we make arrangements for any necessary materials, sub-contractors, book inspections, locates and fillings with the insurance company (Tarion).

Breaking Ground

It’s a big deal to get to this point. Before the construction begins we will do a site meeting with you and layout the house to position it on the property. We will figure out driveway configurations, septic and well (if applicable), hydro and any other significant features or outbuildings. During construction there are several key site meetings that happen to assure we are meeting timelines and allow you to walk through the space for quality control, input, and any change work orders if need be.

Moving in

One month before the closing of the house we will do a Pre-Delivery Inspection. This is an opportunity to go over deficiencies before you move in. We will take pictures of every room and go over all the appliances and maintenance of the house. The goal of this meeting is to set up the transition from being a client to an owner. When your keys are delivered we want a seamless transition where your needs and wants have all been looked after so the only thing you need to worry about is moving in.

One month after you have moved in, we will do a warranty walk through which needs to be scheduled between 20-31 days after moving in. We will then schedule and plan a time to come back to address any warranty issues or deficiencies. This is also a great time to meet again and answer any questions regarding the house operation, maintenance and key warranty dates.

The last meeting for the house will happen eleven months after you move in. This is one last meeting to make sure any possible defects are covered before the one year warranty comes to a conclusion.
